Q: What is the Florida rental market like?
The Florida rental market is very active and vacancies tend to fill quickly. Depending on the area, you may need to be prepared to make immediate decisions on rentals otherwise you may find the you quickly lose the opportunity to rent the units and must move on. Be prepared to make quick decisions.

Q: When would be the best time to start my rental search?
Your rental search should begin online as soon as you learn or realize that you want to move into the Florida area. Whether you are new to the area or just moving from one apartment to another, the search can begin months before you actually have to move. As the day nears closer to when you must actually move into Los Angelas you will want to begin viewing different apartments or homes in the area. Your final moving decision should be made a few weeks prior to the move date in order to assure enough time to wrap up loose ends such as transferring utilities.

Q: What should I bring when I visit rentals?
Property managers in Florida will require that you have a photo ID to show proof of who you are. Some property managers may require additional information such as proof of income and additional proof of residency as well as person references. Ask the property manager what (if anything) you should bring with you when you visit the rental.

Q: What application fees should I expect to pay?
Property managers in Florida will usually want to screen prospective tenants to assure their creditworthiness and also to make sure that they do not have any serious criminal charges. Background checks and credit checks range from $30 up to and over $100. Ask the property manager prior to viewing a unit if there are any application fees associated with the rental and if so make sure you are prepared to pay those fees prior to renting the unit.

Q: What money will I need to put down when I want to rent a place?
Most property managers will require one month's rent in advance as well as a security deposit that is equal to at least one month's rent. In Florida, property managers may charge more than one month's rent as a security or damage deposit but this must be stated in the lease. Ask the property manager about move in costs prior to viewing any unit so that you can determine if the unit is affordable for you.

Q: Do I need to pay extra for my pet?
Florida Homes have varied pet fees depending on the property and the property manager. Some units may allow pets without a deposit while others may have a non refundable pet deposit requirement. Pet deposits usually range from about $200 on up to a full month's rent. Ask the property manager about pet deposits prior to making a final decision.

Q: If I view an apartment but am not sure if I want it, what should I do?
The Florida rental market is competitive and therefore rentals in the area do tend to fill fast. If you are not sure that you want a place or not you may talk to the property manager about possibly holding the unit for a few days so that you can make a final decision but the property manager is under no legal obligation to do so. Be prepared to find another unit if you are unable to make a decision immediately.

Q: How much do I need to make to rent an apartment?
When renting in Florida you want to make sure that your monthly rent is no more than 30% of your total monthly income. Therefore, if you are looking at a Florida rental that has a monthly rent amount of $1200 then you should make at least $4000 in order to cover the cost of the rental as well as any other monthly bills that you may have.

Q: I always get an answering machine when I call the managers, is this normal?
Property managers are very busy people and therefore it may take a day or two for them to call you back. If you are in a hurry, it's best to move on and begin looking at other units just in case you do not hear from the property manager. If you have left a message and do not receive a call back within 24 hours during weekdays it's best to consider other options.
